CMHC says pace of housing starts slowed in May after strong April showing AddThis Sharing ButtonsShare to TwitterTwitterShare to FacebookFacebookShare to RedditRedditShare to 電子郵件Email by The Canadian Press Posted Jun 8, 2012 8:29 am MDT OTTAWA – Canada Mortgage and Housing Corp., says the pace of home construction cooled in May after a strong showing in April.It says the May figure of 19,264 estimated actual starts was more in line with the pace of the previous six months.On a seasonally adjusted annual basis, May starts hit 211,400 compared with 243,800 in April.The adjusted figure smooths out seasonal fluctuations and calculates an annual figure as if the monthly number held steady for a year.The seasonally adjusted annual rate of urban starts slipped by 15.8 per cent to 189,600 units in May, with urban single starts down 4.2 per cent and multiple starts off 20.7 per cent.On the same basis, urban starts decreased by 35.8 per cent in Quebec, by 18.3 per cent in Ontario and by 7.7 per cent in the Prairies.Urban starts were up 6.4 per cent in Atlantic Canada and 20.9 per cent in British Columbia.“As anticipated, the pace of housing starts observed in April was not sustained in May,” said Mathieu Laberge, deputy chief economist at CMHC’s market analysis centre. “In fact, the pace in May was more in line with the average over the last six months.“Although some ups and downs are likely to continue in the months ahead, the pace of housing starts should trend lower as the year progresses.” read more

Owners Craig and Vicki Leuthold kicked things off Thursday with a media and industry preview night.“It’s very rewarding to see it full of people,” said Vicki Leuthold.The 5,000-square-foot space has undergone a radical transformation in just a few months. A vintage-style bar dominates the main wall opposite the kitchen serving window and a stage for musical performances. Rows of shelves hold hundreds of bottles of wine in the center of the tasting room.“We had to make a few tweaks along the way, but everything was pretty much as we envisioned it,” said Craig Leuthold.On the riverfront side, dozens of tables have been installed both inside and on the outdoor patio, for a total guest capacity of 300, according to Craig Leuthold. The private wine club member lounge has opened, complete with its own bar and seating area and a wall-size image of the winery’s barrel room in the Columbia River Gorge.Most of the guests Thursday were distributors, partners and friends in the wine industry, and the space looked like it was quickly filling to capacity as guests made their way to the main bar counter. Man hurt in N Portland officerinvolved shooting

(AP) — Police say a man is wounded after an officer-involved shooting in North Portland that occurred during an “active tactical incident.”The Oregonian reports gunfire broke out at about 9:30 p.m. Tuesday as the Washington County sheriff’s tactical negotiations team and the Portland Police Bureau’s gang enforcement team approached a house.Police Bureau spokesman Sgt. Pete Simpson says the teams intended to serve a search warrant involving an earlier gang-related shooting.The officers exchanged shots with a person in a nearby house. It wasn’t immediately clear who fired first.Simpson says no officers were injured, but a wounded man was taken to an area hospital. It was unclear if that man was the shooter.Simpson says officers expected to remain in the area of North Fiske Street and Woolsey Avenue into the night. Kendrick Norton released from hospital amid recovery from crash

first_imgAccording to the Florida Highway Patrol, Norton was behind the wheel of a black 2017 Ford F-250 when he made an improper lane change along the westbound lanes near the Palmetto Expressway, July 4.As a result, officials said, Norton crashed into a car and a concrete barrier wall.His injuries were so severe that his left arm had to be amputated. He underwent several surgeries during the two weeks he spent at the hospital.Norton said he looks forward to being fitted with a prosthetic arm and moving on with his life.A spokesperson with the Dolphins said the team and the NFL are covering all medical expenses for Norton’s injuries.Now that his NFL career has come to an end, it remains unknown what Norton’s source of income will be going forward.His agent has set up a GoFundMe page for anyone who would like to help. As of Thursday evening, the site has raised more than $22,000. Relativity Derived Without Calculus Possibly Centuries Ago

first_img Einsteinian relativity seemed to be a modern breakthrough: he had derived his theories from ideas and mathematics that were new at the time. The Lorentz transformations had just been discovered in 1895, and he derived a new velocity addition law using calculus (both of these concepts describe how observers in different reference frames perceive each other). Further, Einstein based his theories on the assumption that the speed of light, c, is constant, and used gedanken (“thought”) experiments involving light rays to reach his conclusions. Now Joel Gannett, a Senior Scientist in the Applied Research Area of Telcordia Technologies in Red Bank, New Jersey, has found that Einstein didn’t have to do the work the hard way. A researcher in optical networking technologies, Gannett has shown that the Lorentz transformations and velocity addition law can be derived without assuming the constancy of the speed of light, without thought experiments, and without calculus. In this case, Einsteinian relativity could have been discovered several centuries before Einstein.“Einsteinian Relativity is difficult to wrap your mind around,” Gannett told PhysOrg.com. “It does not help that Einstein’s seminal 1905 paper, and many discussions of the topic since, start off with the wildly counterintuitive assumption that the speed of light is constant in all inertial frames. “My work shows that the essential strangeness of Einsteinian Relativity falls out of simple, intuitive assumptions using simple math. A pre-calculus high school student could have derived Einsteinian Relativity. Admittedly, some of the math in my paper might seem beyond the high school level, but that was because I was proving continuity from a boundedness assumption. One could bypass this math by simply assuming continuity, a logical step that would probably feel comfortable to most any high schooler or 17th century scientist.”Gannett is not the first person to suggest that a simpler path to modern relativity might exist. In 2003, Palash Pal of the Saha Institute of Nuclear Physics in Calcutta, India showed that the Lorentz transformations could be derived without assuming the constancy of c and without thought experiments; in fact, scientists had noted this possibility as far back as 1910. After Einstein developed his theories of special and general relativity, in 1905 and 1916, respectively, the world of physics changed dramatically. The theories, with their groundbreaking ideas on space and time, helped lead 20th century scientists to unlock the secrets of the atom and unleash the power of nuclear energy. However, Gannett explains that his derivation actually bypasses the principle of relativity altogether—instead, he assumes the simpler idea of reciprocity. “The current paper might have been titled ‘Nothing but relativity, and not that either,’ or perhaps ‘Nothing but reciprocity,” he writes, emphasizing the point.“One of the issues I raise in my paper is, why make a heavyweight assumption such as relativity when in fact all you need for the derivation is reciprocity?” he explains. “I don’t need the fact that the laws of physics are the same for you on the speeding train and me on the platform (i.e., relativity). All I need is reciprocity.”Gannett uses the common analogy of the train to explain reciprocity: “Suppose you are on a train and I am on the platform waving goodbye. Suppose I measure your speed relative to me as 30 mph. Looking back at me, you would judge that I am moving away from you at 30 mph as well. If we both had police radar guns to measure our relative speeds with great accuracy, we would both come up with the same number (say, 29.6 mph). That’s reciprocity. In the presence of isotropy, which is one of my other key assumptions, relativity implies reciprocity.”Instead of using calculus to derive the spacetime transformations, Gannett uses two basic concepts from mathematical topology: density and continuity. Using these concepts, he demonstrates how the spacetime coordinates of one reference frame (e.g. the train) can be mapped to the spacetime coordinates of a second reference frame (e.g. the platform), accounting for the distorted lengths and times that occur at high speeds.The density concept means that any irrational number (such as the number π) can be approximated to arbitrary closeness by a rational number (those with a finite number of digits or digits that repeat). The second concept, continuity, means that a function maps “close-by” points to “close-by” points. From these concepts he derives a linear homogeneous function, or a matrix, to connect the coordinates of the two reference frames. Gannett explains that proving that spacetime is linear is a vital point to make before reaching Pal’s derivation. He also notes that Einstein had glossed over this important point in his paper on special relativity.“Einstein merely stated that homogeneity (i.e., the uniformity of space and time) clearly implied linearity,” he says. “With the level of mathematics I was applying in my paper, I could fairly easily get to the point where one could assert linearity in a mythical universe where coordinates exist only as rational numbers, and we consider only rational scalings. But since the days of Pythagoras this would not be considered adequate. Because rational numbers can approximate irrational numbers to any desired degree of accuracy, continuity provides the final logical link that lets you assert linearity of the spacetime mapping.”Finally, invoking the ideas of the cosmological principle that the universe is isotropic and reciprocal, Gannett demonstrates that four basic properties of the mapping functions directly follow. From that point, Pal’s equations finish deriving the Lorentz transformation and velocity addition law using only algebra and basic physical considerations.What if Galileo, back in the 17th century, had derived the principles of Einstein’s relativity? Gannett doesn’t think so.“If Galileo had derived it, Occam’s razor [‘the law of simplicity’] would have impelled him to discard Einsteinian relativity as a needlessly complex mathematical curiosity that was not required to resolve any outstanding issues known to 17th century science,” he predicts.In Einstein’s time, things were different. The same extensions are offered in Windows Store, and not a single new one has been added to the list in the meantime.Additionally, it is quite difficult to open the extensions page when browsing the Store. According to Ishbia, the industry is not in the same place it was just five years ago, and drastic changes are sure to continue into the coming years. How has wholesale mortgages changed, and what can we expect in the future?What challenges will mortgage professionals face this year?Obviously the easy answer to tell you is that rates went up since post-election. And so one challenge will be adapting in the purchase environment.But the biggest challenge I would talk about is two-fold—the first part is mortgage professionals adapting to the new technologies in the market, and the second pertains to how mortgage professionals acclimate to the market dynamics.As part of this, it is important to understand that the way business was done in the past is not the way it’s going to be done in the future. Adaption is key. A lot of times, loan officers are set in their ways. I think what we’ve seen is a lot of them have evolved and have been thriving in the new technology and sometimes, they have not.Wholesale lending is becoming a bigger channel and so a lot of the retail people—retail loan officers and people that work at banks—are converting over to brokers because wholesale is starting to really thrive, and people are seeing that there’s more options as a loan officer. Over in the broker world, there’s better pricing, better products, better everything. That’s the other one.What will make a loan officer successful in the face of these challenges?The biggest thing is that loan officers need to be open to change. Are retail loan officers open to working in a mortgage broker shop? There is a lot of opportunity for career growth in the wholesale channel, as they can work with more lenders and have access to more loan options to attract a greater number of clients. Are entrepreneurial-minded loan officers interested in going out on their own and opening their own broker shop? The KickStart program that we gave NAMB [National Association of Mortgage Brokers] $500,000 to help launch grants individual loan officers with up to $10,000 in seed money to start their own independent mortgage business. Another thing is, are loan officers willing and capable of adapting to technology? Change is the biggest challenge for mortgage professionals this year and I’d even say in 2018, as well.Speaking of change, in what ways has wholesale lending changed over time?It’s changed so much. About five years ago, it was probably in its biggest dip of all time, from post-crisis to where it was at in 2011 and 2012. It’s really been on the upswing since, and it’s going to be continuing to thrive.Post-crisis, there was a lot of uncertainty in the industry. There were new regulations introduced that people thought were going to hurt mortgage brokers. So everyone went running for cover to originate loans for banks and retail lenders. Wholesale lending has changed over the last five years or so, from people not knowing what was going to happen to mortgage brokers to, all of a sudden, those loan officers who switched to retail are looking around and seeing that brokers are still thriving.Today, lenders in the wholesale space are taking on more of a leadership approach to helping brokers grow their business – things like marketing, compliance and technology. Wholesale lenders are essentially doing everything that retail branches do, but loan officers at broker shops aren’t captive to just one. They have the ability to shop around and find lenders with the best pricing and service for each client.How do you predict 2017 will stack up compared to last year?At UWM, we did $23 billion last year. We’re going to do more business in 2017 than we did in 2016, and that’s not going to be the common trend. The credit for that doesn’t just go to us, but also to our brokers, who are doing a great job and are also going to do more business.A lot of lenders that will see less business in 2017 than they did last year are the ones that were focused exclusively on the refi, or focused on servicer-to-servicer refinances. Those loans are a lot less likely to be refinanced because people have a lower rate on their loan than they can actually get today. I think you’ll also see a lot of mortgage brokers do more business in 2017. The purchase market will be a huge percentage of the business and, if lenders didn’t adapt and change with the market, they’ll get left behind.What about looking five years ahead? What can we expect from the wholesale mortgage industry at that point?The next five years are going to see even more change, where I think the broker market won’t get back to the 50 percent it used to be, but it’ll go back up to 20 percent or higher in 2020, 2022, based on all these changes.last_img read more
